Property finding services
The full property search service is 2.85% plus TVA (VAT) at 19.6% of the final purchase price (including agent’s fees, but excluding notaire’s costs), subject to a minimum of €3,500 + TVA.
We are fully independent, working exclusively for you and not tied to any estate agent; we receive no commission or ‘consideration’ from the seller or their agent.
When you instruct us, we ask you to send a non-refundable deposit at the time of your signed instruction; this consultancy fee covers our time & expenses (travel, photography, etc.) and enables us to start searching on your behalf right away. Typically, the deposit is 500€ plus TVA for properties up to 400,000€ and 750€ plus TVA above that level , but it is fully refundable against the acquisition fee, payable on signature of the compromis de vente, and is levied to ensure we only work with clients fully committed to the idea of purchasing property.
Using a professional search agent can save you thousands of euros in wasted visits. We have a track record of getting the keenest price once a property has been identified. Our service gives you peace of mind and leaves you safe in the knowledge that you have thoroughly scoured the market for the best deal possible.

Taking you on guided tours of the area, tailored to your wishes, lunch, visits to the wine caves or the famous Saumur sparkling wine producers, sites, châteaux as required – From 400€.
With airport pick up and drop off (Poitiers or Tours) as an option – From 500€.
Other services – From 40€ per hour.
